You can definitely re-paint it like others said. I repainted many of the old vanities and fixtures when we moved into my old house.

Or you can find a local place that sells bathroom vanities and furniture for cheap, I found this place online. Or try craigslist. You'd be surprised what you can find!

You can paint it. Just make sure it is clean. Take off the door and the hardware. Prime with Kilz-it oil based primer. Let that dry for at least 24 hours and use an enamel paint.

I use the small foam rollers and brushes to paint with. You can put them in a plastic bag in the fridge until you are ready for a second coat.
Go to this site to decide what color:

Click on the first bathroom on the second row to be able to "paint" the vanity.
Good Luck!

A lot of sinks are a "stock" size, and you can go to Menards, Home Depot, or Lowes and buy a nice one where the sink is actually built in, versus the particle board one with the drop in sink. I wait until there is a sale, and I've gotten them for $ 50, and it completely changes the look of the bathroom. Once in awhile, you'll get one that was a display, or a discontinued color, and get a heck of a deal. They are really easy to install.

Even if you scuff your counter and prime and paint it, it will always look "painted" because you're basically painting a laminate. I would just spend the extra few bucks.

if the particle board is failing, you will never get the finish to look reasonably sound. The front of the vanity should be solid wood. Skin the visible side, and finish coat, for best results.

Check with your local government offices as to what owners are obligated to do. Where Iive we need the local building inspector to look at the home and he says what needs to be done. You didn't say what exactly is not up to code but it may have been to code when the structure was built and as codes get tougher may not meet current requirements. These things are usually 'grandfathered' in and the only updating that is usually required is unsafe conditions. Don't take their inspectors word on what codes are, get your info from the local inspector.

If I were you I would very simply tell me what you have just said here. I am not in a "Have to sell situation", I understand your concern regarding the basement and am willing to lower my price by 2 k for repairs. If that is not suitable for you then I wish you the best of luck in searching for another home. Stick to your guns after your statement.

cheers

Lenders have a problem with supplying a loan for a structure that has code violations at the get go. Building codes protect the "lenders" investment against possible fires and/or collapse; or other damage.

Before beginning on your quest ...Is their inspector reputable? Are the violations legitimate? If so, you have some choices to make: You either have to bring it up to code or get a permit to demolish the bad area. Let the new buyer finish it to code. Your main goal at this point is to get the house sold. Removing the violations would be the least expensive. BUT GET A PERMIT for whatever you decide to do.
