<p>Look at the low areas around your property, including those near the foundation of the house. Check these areas to make sure they are full of compacted soil to avoid pooling and erosion. This water can seep into the house, rotting out wood.</p>

We bought our house two years ago, and now or selling.  We already have a buyer and they had an inspection done on the lower level.  Which, there inspector found that it was not finished professionally....which our inspector missed!(that's a whole nother story)<br />
The new buyer is trying to stick us with all the "remodel"  total looking to be between 5k and 9k, Depending on how much needs to be redone.<br />
Do we need to bring these things up to code, or can we say, that's the way it was take it or leave it??<br />
We are in Wisconsin, and the house is only 7yrs old.  Apparently it was the last owners that finished the lower level off, and none of the "code problems" were brought up durring our inspection.<br />
Lowering the price of the house is not an option, we are already at the low point that we can go.<br />
We are considering offerring to pay for 2k of the repairs, and letting the buyer pay the rest.<br />
We are not in a "need" to sell point, my wife is wanting to go back to school, and if she isnt working full time we would not be able to afford living here</p>
<p>Any help would be great!</p>

Basically we were interested in a house. The problem is the basement/cellar. There's basically nothing down there but it's being "remodeled" to have a floor, lighting and at least one good window.</p>
<p>But when asked about a bathroom - the answer was no for the toilet and shower. I didn't get a reason, just a message on my phone saying "uhh we can't do that".</p>
<p>I can settle without a second bathroom, but can it really NOT be possible to have a sink? That's the most important.</p>

<p><i>Answer by Sean C</i><br/>If the  floor is currently dirt, then they dig a trench from the main stack/drain to where you want the future bathroom.It is done all the time in older homes. Then cement the floor and your good to go. If there is already a concrete slab, cut for trench.</p>
